Maintenance Technician

Description:

Serves as a Facilities Maintenance Technician for the community association at Sun City Shadow Hills. Responsibilities include performing technical and general facility Maintenance functions. Ensures that all support and service is conducted by trade code and fulfilled in a manner consistent with State, Local and Shadow Hills' building codes and standards.

Duties and Responsibilities:

  • Perform general maintenance tasks at all facilities under the responsibility of the Facilities Maintenance Department.
  • Perform all technical and general maintenance - mechanical (golf cart fleet maintenance), HVAC, electrical, plumbing, mechanical repairs, pool repairs, carpentry, painting, and Life & Safety response procedures.
  • Change air conditioning air filters as per maintenance schedule.
  • Change lightbulbs as scheduled and as needed for proper lamination.
  • Remove trash and other debris from the common areas on a continuous basis.
  • Assist audiovisual staff with various general maintenance services and event setups.
  • Aid with delivery of supplies, materials, and equipment to various areas.
  • Perform preventive maintenance schedules and update logbook.
  • Assist in the technical operation of all aquatic facilities.
  • Respond to all emergencies and alarms.
  • Give technical support to the audiovisual staff.
  • Communicates and interacts with all levels of personnel in receiving direction and clarification in accomplishing tasks.
  • Comply with the Community Association Safety Program and meet Cal OSHA requirements and standards.
  • Maintain accurate timekeeping records on the Time Log and the clock.
  • Performs other related duties as required.
Physical Requirements:
  • Position involves stooping, bending, lifting, pushing, pulling, grasping, climbing and otherwise moving objects that could weigh up to 70lbs. This activity can occur several times throughout the day.
  • Must be able to work on a ladder or mechanical lift at heights of up to 20 feet.
  • Ability to exchange and receive information through oral communication and to make discriminations in sound. Must be able to speak in a clear and understandable voice so that communication may be conducted with people of various levels of education and capabilities.
  • Employee must be mentally alert and detailed oriented with good reasoning skills. Must be able to direct staff.
  • Must be able to read well enough to see obscure or faint printing with or without corrective lenses.
  • This position will be performed both indoors and outdoors. When indoors the lighting will be fluorescent lighting. Outside you may be subject to the elements of wind, rain, cold, wet extreme heat.
  • Must be able to work in small and confined spaces for extended periods of time.
  • Must be able to operate a vehicle in conditions, which sometimes can be hazardous in a safe manner without injury to oneself or others.
  • Must be able to work extended hours, days, nights, weekends, and holidays when necessary.
Environmental Requirements:
  • Must be able to work constructively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of the department's mission.
  • Employee must remain alert and aware, for safety reasons to the function being performed at the association site work place.
  • Employee may be required to participate in more than one assignment at a time with frequent interruptions, changes and delays. The employee must be able to remain focused and work effectively, efficiently and cheerfully under such circumstances.
  • Must be able to adapt to the outside conditions of wind, cold, and extreme heat when going to and form facilities, errands and other duties that may require attention.
Minimum Qualifications Preferred:
  • 1-year related experience and/or training; or equivalent combination of education and experience in building maintenance
  • Must be able to participate in the on-call rotation.

Pay range for position: $20.50 - $22.00, depending on experience.
